Early-stage guidance on what is likely to be acceptable before time and money are committed to a scheme.
An informed conversation at the outset of a project saves cost, time and disappointment later. Pre-application advice draws on extensive experience inside the local authority conservation team to identify policy constraints, evidential needs and design opportunities before a formal application is prepared.
The cheapest change to any scheme is the one made before it is drawn. Pre-application advice is worth most at the point when the design is still genuinely open, and worth progressively less with every fee already spent on a fixed proposal.
The value here comes from the perspective. Charlotte has held Conservation Officer posts at Coventry City Council, Bedford Borough Council and South Somerset District Council, so the advice reflects how these schemes are actually assessed inside a planning authority, rather than how applicants hope they will be.
